FULL SERVICE PROPERTY MANAGEMENT
Our full-service program is ideal for hands-off Landlords who wish to employ a local, trusted management company in the Orlando area to take over all the day to day responsibilities of leasing and managing their rental property.
WHAT IS INCLUDED:
AGGRESSIVE MARKETING. We offer high-quality advertising of our listings through our extensive online marketing on thousands of rental websites, a current list of interested Tenants, local real estate signs, local marketing and the MLS. Our listings all have professional looking wide angle photos of the inside and outside of the property and we create a detailed description of your Home and the area. We attract renters both locally and internationally plus we offer a good incentive out of our own leasing fee for REALTORS to bring us prospective Tenants. If you look online for rentals you will see that most companies offer very poor quality advertising of their listings, but we have superb marketing which creates hundreds of Tenant enquiries every month to our office that in turn reduces vacancy times and maximizes revenue. FULL APPLICATION ON EVERY TENANT. A comprehensive application on every adult helps us find good quality Tenants and weed out the “bad ones”; including on each adult a full credit report & score, nationwide criminal records, sexual predator database, eviction history, proof of income, 2 years employment and 2 years past residency references. ATTORNEY WRITTEN LEASE. We employ an attorney to individually write each lease, which helps protect you and stipulate pro-landlord lease clauses. This attorney is also on hand to answer any of our legal questions, plus their office handles evictions if ever needed. DETAILED MOVE-IN / MOVE-OUT INSPECTIONS. We conduct highly detailed move-in and move-out written inspections, in which we take up to 50 photos of the entire property and create a professional report; plus we test all the appliances and show the Tenant how to change the filters. This prevents any confusion regarding the condition of the property at the time of move-in compared to move-out.
COMMUNICATION WITH THE TENANTS. We handle all communications with the Tenant including maintenance requests, lease violations, rent collections and negotiations. We co-ordinate maintenance repairs and are on hand in case any problems or emergencies arise. In the event of non-payment we handle negotiations and if an eviction is ever needed (although unlikely), we would help guide you through the process and refer you to an attorney - we do not charge a fee but you would be responsible for the attorney & court costs.
TIMELY DEPOSIT OF RENTS into your bank account every month, bookkeeping, 24/7 online financial statements, annual tax statement and 1099 filing. We also offer the Tenants a highly popular online payment feature and over 90% of our Tenants now choose to pay online. We hold the security deposit in our escrow account and handle the entire move out, damage claims, repairs and official process of security deposit refunds.
TAXATION. Manager shall file on a monthly basis sales tax returns reporting sales. Owner shall be solely responsible for the reporting and payment of all other taxes including but not limited to: Federal Income Tax, Tangible Personal Property Tax and Real Estate Taxes.
RENTAL PROPERTY MANAGEMENT.
Our fees are competitive in the market place; we charge a monthly Flat Fee as Management Service.
We perform a Bill Pay Service at no charge. We can manage the paying of bills related to clients’ properties out of their rental revenue and we provide our clients a monthly income statement detailing their properties’ performance for the month. These reports, along with profit checks, are sent out by the 15th day of each month, reflecting all of the previous month’s activities regarding the property on a cash basis.
We perform a Walk-Through Service. This provides the landlord with a sense of security for recovering damages incurred by the tenant and provides you with electronic backup of at least 50 photographs of your property and all legal documents. These services also include all notices required per Florida Statutes to make a claim on a security deposit, and assistance in filing damage claims that might exceed the actual security deposit.
General Maintenance: Property Manager will arrange for all general repairs or replacements which in Manager’s opinion are necessary for the proper marketability of Home, to be carried out, up to a limit of $300 per item. For items where repairs or replacements necessitate expending in excess of this sum, a request will first be made to Owner for approval provided that Manager may authorize emergency repairs or replacements when at Manager’s discretion such emergency repairs or replacements are essential.
YOUR SATISFACTION IS IMPORTANT TO US. WE DO NOT CHARGE ANY OF THE FOLLOWING FEES -We do not charge owners or tenants administrative fees to oversee maintenance repairs.
-We do not charge additional charges to handle normal maintenance call outs.
-We do not charge Kickbacks or “fees” to any of our vendors.
-We do not charge Cancellation fees to break your management agreement. There are NO hidden charges or unnecessary fees, NO setup fees, and NO cancellation fee. We do not charge mark-ups or extra fees on repairs made by vendors such as handyman, appliance repair companies, etc. This would be against your best interests and we align our practices to be fair to everyone but in your best interests.
